Managed by Hungarian real estate fund Gránit, investment fund Gordiuzs Private Equity has acquired the first phase of the Equilibrium business complex in Bucharest for €52 million. The deal with developer Skanska covers a 21,000 sqm site, underlining the growing interest of regional investors in commercial real estate in Central-Eastern Europe.
This move confirms: premium office assets in the region remain attractive to investors and Gránit continues its expansion strategy outside Hungary.
How does this affect Golden Visa investors?
Since the beginning of 2025, Gránit has been licensed by the Central Bank of Hungary to participate in the residence permit for investment program. Now, after investing €250,000 in the fund, foreign investors can obtain a Hungarian residence permit for 10 years.
Key benefits for program participants:
- Risk diversification: Gránit invests in liquid real estate in Hungary and CEE countries.
- Reliability: The fund strengthens its market position by demonstrating stability and professional asset management.
- Flexibility: The return of investments is possible after 5 years without loss of residence permit status.
Conditions of the program «Golden Visa» in Hungary:
- Long-term residence permit – 10 years with the possibility of extension for another 10.
- Residence permit for the whole family – family members of the investor: spouse, children and parents can participate in the program and also receive a Hungarian residence permit for 10 years.
